Is any insurance required?

Yes, the law requires you to have Public Liability Insurance.If you employ staff, you would also require Employment Liability Insurance.

What are the initial costs?

One month rent in advance, one month rent deposits and minimal deposit for electricity and keys

Are there any hidden charges?

No hidden charges and no separate service charge

What mix of businesses are on the site?

You will be mixing with like-minded businesses. They include wholesale caterers, exporters / importers, computing businesses, accountants, colleges, etc.

- Free parking space during office hours
- Free cleaning and maintenance of the site
- Free skip facility
- Reception services (minimal charges for some of these apply)
- Conference room facilities

- Intruder alarm in each unit (only available in Cariocca East Manchester Business Park)
- Each site offers 24 hours 7 day access

- CCTV Survellance

- Physical presence of security guards during unofficial hours.

Can I vacate my unit at any time?

No restrictions here. One month notice would be appreciated.
